LIVE/WORKRetail/Commercial Lofts | Residential: Lofts, one, two and three bedrooms plans |
PONTEDERA | Seattle | February 12, 2011
Following 18 early home sales, Pontedera celebrates the grand opening this weekend of four furnished models. Building tours will be also be offered.
The building’s developer — Tony To of Seattle’s Home- Sight, a non-profit housing organization — will be on hand today to answer questions for prospective buyers.
Located at the intersection of downtown, the International District and Capitol Hill, the six-story, energy-efficient building offers a mix of one-, two- and three-bedroom single-floor condominiums, as well as ground-floor live/work and retail lofts.
A second-floor common area, deck and community lounge are available for entertaining. Two levels of secure parking are underground, with wall-mounted bicycle brackets in each parking space, a common shop area for bicycle maintenance, storage and an electric-car-charging station.
Pontedera is drawing homebuyers with its proximity to downtown Seattle’s business and entertainment districts, and walkable connections to cultural hot spots and local arts and music venues. The Interstate 90 bicycle trail runs past the building.
Pontedera’s entryways and kitchens feature durable and environmentally sustainable woven-strand bamboo flooring. Stainless steel GE appliances are surrounded by maple cabinets, under-cabinet lighting and designer-selected accent colors. Select homes offer granite-tile-framed gas fireplaces, air conditioners, floor-to-ceiling windows with city views, and soapstone or granite tile countertops.
Nine one- and two-bedroom loft-style homes offer 13-foot ceilings, polished concrete floors, gas fireplaces and cooking ranges, plus private outdoor decks.
Eight commercial groundfloor spaces with live/work options are also available along Hiawatha Place. They range in size from 945 to 1,700 square feet and offer 13-foot ceilings, large storefront windows and roll-up garage doors, along with standard entry doors.
All Pontedera home-owners can use two oversized elevators for convenient move-ins. EnergyStar appliances, low-E windows, water-conservation fixtures and a central gas-fired hot-water system can potentially cut homeowners’ utility bills.
Views of the downtown skyline, the Olympic Mountains and Mount Rainier can be seen from many homes. Decks, patios and balconies — as large as 720 square feet for the penthouses — create personal outdoor spaces set against an urban backdrop.
“Gone is the stress connected with worrying about complicated financing arrangements,” says Robin Finley, director of homebuyer services for HomeSight. “Based on recent rates for 30-year fixedrate mortgages and a 3.5-percent FHA minimum down payment, qualified buyers will find monthly principaland- interest payments as low as $1,115 on a one-bedroom, $199,500 home.”
Finley says the same terms are available on a two-bedroom, $259,500 condominium with a monthly payment of $1,320. “That’s lower than rent of a comparable well-located apartment,” she says.
